This guide covers membership types, costs, and key questions to ask before you commit.

]]>
Purchasing a home in a private golf or country club community is about more than the property—it is about joining a community with its own culture, governance, and financial structure. Understanding how club membership works is essential to making an informed decision. Here is what every prospective buyer should know.

Types of Membership

Equity Membership

With an equity membership, you purchase a share of the club itself. This typically involves a significant upfront initiation fee (often $100,000 to $500,000+ at top clubs) but gives you an ownership stake. When you leave, you can typically sell or transfer your membership, often recovering a portion of the initiation fee. Equity clubs are member-owned, meaning members have a voice in governance and capital improvement decisions.

Non-Equity Membership

Non-equity memberships grant access to club facilities without an ownership stake. Initiation fees are generally lower, but there is no refund or transfer value when you leave. The club is typically owned by a developer or management company that makes operational decisions. This structure is more common in newer communities still in the development phase.

Social Membership

Many clubs offer social memberships that provide access to dining, fitness, pool, and social events without full golf privileges. These are popular with non-golfers who want to be part of the community. Initiation fees and dues are substantially lower than full golf memberships.

Sports or Golf Membership

Full golf memberships provide unlimited access to the course and all club amenities. At multi-course communities, different tiers may offer access to specific courses. Some clubs distinguish between resident and non-resident memberships, with different fee structures for each.

Understanding the Costs

Club membership costs typically include three components:

 • Initiation Fee: A one-time upfront payment. At top-tier clubs, this ranges from $50,000 to over $1 million. Some clubs offer installment plans.
 • Annual Dues: Recurring fees covering course maintenance, clubhouse operations, and general amenities. Expect $15,000 to $50,000+ annually at premier clubs.
 • Assessments: Periodic charges for capital improvements (clubhouse renovation, course redesign, new facilities). Well-managed clubs build reserves to minimize assessments, but they can occur.

Beyond these core costs, many clubs have minimum spending requirements for dining, and some charge cart fees, locker fees, or activity-specific fees.

Key Questions to Ask Before Buying

 1. Is membership mandatory? Some communities require homeowners to join the club; others make it optional. This significantly affects your total cost of ownership.
 2. What is the membership waitlist? A waitlist indicates strong demand and typically correlates with stable or rising property values.
 3. What are the transfer policies? Understand what happens to your membership when you sell your home. Can it be transferred to the buyer? Is there a transfer fee?
 4. What is the club’s financial health? Request the club’s financial statements and reserve study. A well-funded reserve means fewer surprise assessments.
 5. What capital projects are planned? Upcoming renovations or new construction can mean assessments, but they also signal investment in the community’s future.
 6. What is the member demographic? Visit the club, dine there, play a round. The social fit matters as much as the facilities.
 7. Are there guest policies? If you plan to host family and friends frequently, understand guest access rules and fees.
 8. What is the resignation policy? Know the process and timeline for leaving the club, including any refund provisions for equity memberships.

How Membership Affects Resale Value

Properties in communities with strong, well-managed clubs consistently command premium prices. A desirable membership that comes with the home is a significant selling point. Conversely, communities where mandatory membership fees are perceived as excessive can see softer demand. When evaluating a purchase, consider the membership as part of your total investment—it is an asset that can enhance both your lifestyle and your property’s future value.

The Bottom Line

Buying in a private club community is a lifestyle decision backed by significant financial commitment. Taking the time to understand the membership structure, costs, and club culture will ensure you find a community that fits both your life and your budget. The right match will reward you with years of world-class golf, meaningful social connections, and a home that holds its value.

The Top 5 Golf Communities to Watch in 2026 https://clubestates.com/club-blog/the-top-5-golf-communities-to-watch-in-2026/ Tue, 17 Feb 2026 02:23:23 +0000 https://clubestates.com/general/the-top-5-golf-communities-to-watch-in-2026/ From the Sonoran Desert to the South Carolina Lowcountry, these five golf communities are defining luxury living in 2026 with rising property values, new amenities, and unmatched lifestyle offerings.

The post The Top 5 Golf Communities to Watch in 2026 appeared first on Club Estates.

]]>
The luxury golf community landscape is evolving rapidly, and 2026 is shaping up to be a landmark year for several standout communities across the country. Whether you are seeking a primary residence, a seasonal retreat, or a long-term investment, these five communities deserve your attention.

1. Desert Mountain — Scottsdale, Arizona

With six Jack Nicklaus-designed courses spread across 8,000 acres in North Scottsdale, Desert Mountain continues to set the standard for desert golf living. Recent investments in clubhouse renovations, a new wellness center, and enhanced trail systems have reinvigorated interest in this iconic community. Property values have seen steady appreciation, and the community’s combination of world-class golf, hiking, and spa amenities makes it one of the most complete lifestyle offerings in the Southwest.

What sets Desert Mountain apart in 2026 is its appeal to a younger demographic of affluent buyers who value both athletic pursuits and social programming. The club has expanded its events calendar and added pickleball and fitness programming that complement its legendary golf experience.

2. Grey Oaks — Naples, Florida

Grey Oaks remains one of Naples’ most coveted addresses, offering 54 holes of championship golf designed by Bob Cupp, Rees Jones, and Clyde Johnston. The community’s central location—minutes from Fifth Avenue South and the Gulf beaches—gives residents the best of Naples’ sophisticated lifestyle without sacrificing privacy or exclusivity.

In 2026, Grey Oaks is benefiting from continued migration of high-net-worth individuals to Florida, drawn by the state’s favorable tax environment and year-round golf season. Membership is by invitation only, and homes on the market command premium prices, with recent sales exceeding $10 million for estate properties with fairway and lake views.

3. Kiawah Island Club — Kiawah Island, South Carolina

Home to five championship courses including the legendary Ocean Course—host of multiple PGA Championships—Kiawah Island offers a rare combination of world-class golf and pristine coastal living. The 10,000-acre barrier island is just 25 miles from historic Charleston, giving residents access to one of America’s most celebrated cities.

Kiawah’s strict environmental stewardship and architectural guidelines have preserved the island’s natural beauty while maintaining strong property values. In 2026, new construction opportunities and a growing interest in Lowcountry living are driving increased demand from buyers seeking an alternative to the more crowded Florida and Arizona markets.

4. Boot Ranch — Fredericksburg, Texas

Nestled in the heart of the Texas Hill Country, Boot Ranch offers 2,000 acres of rolling terrain, a Hal Sutton-designed championship course, and a lifestyle that blends Western heritage with luxury amenities. The community has become a magnet for buyers from Dallas, Houston, and Austin seeking a retreat that feels worlds away from the city.

Texas continues to attract relocating executives and entrepreneurs with its business-friendly environment and no state income tax. Boot Ranch’s proximity to Fredericksburg—a charming wine country town with a thriving culinary scene—adds a cultural dimension that distinguishes it from typical golf communities. Property values here have outpaced the broader Texas luxury market.

5. Clear Creek Tahoe — Carson City, Nevada

For buyers seeking mountain golf with a modern edge, Clear Creek Tahoe delivers. The community features a Coore & Crenshaw-designed course that has quickly earned recognition as one of the best modern layouts in the West. Set at 6,000 feet with views of the Sierra Nevada, Clear Creek offers a four-season lifestyle with skiing at nearby Lake Tahoe resorts in winter and championship golf in the warmer months.

Nevada’s favorable tax structure—no state income tax, no inheritance tax—combined with the community’s proximity to both Reno and Lake Tahoe makes Clear Creek an increasingly popular choice for affluent Californians looking to relocate without sacrificing mountain and golf lifestyle.

The Common Thread

What unites these five communities is a commitment to exceptional golf, thoughtful development, and a lifestyle that extends well beyond the course. In 2026, the most successful golf communities are those that offer holistic living—wellness, culinary experiences, outdoor adventure, and social connection—alongside championship golf. For buyers exploring their next move, these communities represent the best of what luxury golf living has to offer.

Across Central Florida’s lakes and dunes, open fields and native grasses set the stage for a resort where design, comfort, and natural beauty come together. Guests at Streamsong notice how the property combines wide-open scenery with more private, intimate spaces, making it easy to relax, explore, and enjoy each moment of their stay.

Accommodations That Elevate the Stay

For those seeking a stay that feels both social and personal, the golf cabins at Streamsong stand out as a compelling option. Positioned just steps from the central Lodge, these lakeside cabins offer private bedrooms alongside shared living spaces where groups can unwind together after a day on the course. Close proximity to restaurants, the rooftop lounge, the spa, and the lakeside pool means that everything the resort offers remains easily within reach while still giving guests a distinct home-away-from-home setting. Beyond the cabins, Streamsong’s guest rooms and suites provide serene retreats with views of either the fairways or the water, balancing comfort and privacy. Whether it’s a golf trip with friends, a multi-family getaway, or a quiet retreat, the resort’s range of accommodations lets guests tailor their stay to their needs without losing the sense of connection the property is known for.

A Golf Experience Like No Other

Three nationally acclaimed courses define the resort’s appeal, each offering a unique challenge and character. Rolling fairways and elevated greens on Red encourage thoughtful strategy, while Blue weaves bold contours and dramatic dunes that require creativity at every shot. Black tests precision and endurance with wide fairways and expansive greens, and The Chain, a 19-hole par-3 layout, introduces a playful, social element to the golf experience. Golfers at Streamsong find 54 holes that combine technical challenge with visual appeal, drawing players from across the country to explore every turn and vista.

Spaces for Renewal and Discovery

Guest rooms provide serene retreats with lake or course views that shift with the light, offering comfort and privacy after a day outdoors. At AcquaPietra Spa, grotto-style pools and treatment rooms create calm and renewal, while the fitness center and dedicated meeting spaces support both wellness and productivity. Outdoor activities such as bass fishing, archery, sporting clays, and nature trails allow guests at Streamsong to engage directly with the natural surroundings, adding depth to each visit beyond the greens.

Dining as Part of the Destination

The dining program reflects the same considered approach found throughout the resort, bringing together flavor, setting, and experience. SottoTerra presents Italian-inspired dishes in a modern, inviting space. Bone Valley Tavern pairs fresh seafood and small plates with panoramic views, while Pub 59 brings specialty burgers and craft beers on tap. Among the distinguished venues, Canyon Lake Steakhouse serves dry-aged beef and fresh oysters in a relaxed yet refined setting. Guests at Streamsong can also enjoy Fin & Feather, highlighting regional flavors and heritage dishes, or Rooftop 360, where light bites and cocktails accompany sweeping views as the day moves into evening.

Life at Streamsong

Evenings at Streamsong invite reflection and connection, whether over a sunset cocktail, a conversation around the fire pits, or a memorable meal. Each visit encourages a balance of activity and rest, creating a sense of place that stays with guests long after they leave. The resort’s design and amenities provide a complete experience that is comfortable, engaging, and memorable.

For experienced skiers, a winter getaway is about more than groomed runs. Instead, travelers seek mountains where adventure meets comfort. The best extreme skiing destinations with luxury living offer both thrilling terrain and refined accommodations.

At Club Estates, we highlight four locations where excitement and luxury coexist.

The Soul of the Tetons: Jackson Hole, Wyoming

Steep slopes and raw terrain make this region a true test for experts. Jackson Hole offers over 2,500 acres of skiing with a 4,139-foot vertical drop, with runs like Corbet’s Couloir and the Hobacks, and The Club at 3 Creek provides access to a private Nordic track.

In addition, private homes and lodges offer quiet elegance and privacy while keeping visitors close to the mountain.

Our Stay Selection

Caldera House blends contemporary style with alpine warmth. Enjoy handmade pasta at Corsa and at the same time try fresh sashimi at Shin Shin. For a refined evening, walk to the Four Seasons for a classic steak dinner at Steadfire Chophouse.

Colorado’s Classic Reimagined: Aspen, Colorado

Highlands provide backcountry-style runs and steep technical slopes, offering both powder and challenge. After skiing, Aspen transforms into a hub of indulgence; Cloud 9 Alpine Bistro serves fondue and champagne, while galleries, shops, and restaurants add a cultured atmosphere. Membership at the nearby Aspen Glen Club grants access to this elevated mountain lifestyle, with initiation fees ranging from $50,001 to $75,000 and annual dues beginning at $15,001.

Our Stay Selection

White Elephant Aspen opening in 2026, features 54 rooms with natural tones and comfortable elegance. Meanwhile, LoLa 41 brings contemporary cuisine and lively energy to the West End.

Colorado’s Hidden Gem: Telluride, Colorado

Quiet valleys and dramatic peaks create some of the most thrilling skiing in the region, which makes Telluride a favorite for experts. Hike-to zones like Palmyra Peak and Gold Hill Chutes provide steep, technical terrain. As a result, these runs offer both thrill and reward.

Additionally, the Telluride Ski & Golf Club offers exclusive spaces to unwind while staying connected to the mountain’s skiing experience.

The town blends creativity with exclusivity. Accordingly, clubs such as the Telluride Ski and Golf Club and the Crest Club at the Madeline offer a refined sense of belonging.

Our Stay Selection

The Madeline Hotel and Residences offers ski-in and ski-out access, fine dining, and a serene spa, making it one of the top extreme skiing destinations with luxury living.

Montana’s Untamed Masterpiece: Big Sky, Montana

Vast valleys and high peaks define this mountain. Big Sky Resort offers 5,800 acres and a 4,350-foot vertical drop. Moreover, runs like the Headwaters and Big Couloir provide variety and challenge for expert skiers.

At the same time, membership at the Yellowstone Club guarantees access to a private mountain experience, requiring property ownership, an initiation fee of approximately $300,000, and annual dues around $36,000.

Our Stay Selection

Montage Big Sky delivers ski-in and ski-out access, a large spa, and cuisine by Chef Grant Achatz and The Alinea Group, creating a seamless blend of adventure and luxury.

The Club Estates Perspective

These extreme skiing destinations with luxury living prove that adventure and comfort can coexist. From Jackson Hole to Aspen, each mountain offers a unique mix of thrill and refinement. Therefore, skiers seeking adrenaline and indulgence will find both in these locations.

Inside Moss Members’ Club: Midtown’s New Destination for Wellness and Leisure https://clubestates.com/club-blog/inside-moss-members-club-midtowns-new-destination-for-wellness-and-leisure/ Thu, 20 Nov 2025 00:13:44 +0000 https://clubestates.com/?p=11987 Located in the heart of Midtown, Moss members' club brings wellness, dining, and culture together in a single refined setting. The five-story space offers thermal pools, a hammam, a piano lounge, a raw bar, and curated athletic facilities, all designed to support a full and balanced day for its members.

The post Inside Moss Members’ Club: Midtown’s New Destination for Wellness and Leisure appeared first on Club Estates.

]]>

Sisters Colleen and Hailey Brooks created Moss members’ club to introduce a new kind of private club to Midtown Manhattan. They chose 520 Fifth Avenue for its striking white stone design and tall arched windows. The building rises as the second tallest structure on Fifth Avenue, right after the Empire State Building. It includes Moss along with luxury residences and office space.

A Club for Modern Living

Moss members’ club spans five stories, and each level supports a clear vision. The Brooks sisters organized the club around two pillars. The first is Intelligent Leisure, and the second is Physical Culture. This approach helps members plan evenings that unfold smoothly. For example, a member can visit a museum talk after work, freshen up at Moss, enjoy a workout, and end the night with dinner or a cocktail. Everything sits in one place, which saves time and creates a natural flow.

Dining and Social Spaces

Members can choose from several venues. Babette serves as the main restaurant. Bar Babette offers a raw bar and classic dishes. Lil’s provides a warm piano lounge. Inklings, a library bar, serves cocktails in Sophie Lou Jacobsen glassware. Moss also includes a vinyl listening room that can become a private karaoke space. The podcast studio features built-in cameras. The Symposium hosts live performances, talks, and intimate gatherings. As a result, the club supports both lively evenings and quiet moments.

Wellness at Bedrock Aquatics & Athletics

The wellness area, Bedrock Aquatics & Athletics, adds another dimension to Moss members’ club. It features a hammam-inspired layout with three thermal pools, steam rooms, and saunas. Starting in January, aesthetician Sofie Pavitt will join the club for a residency. The boutique also carries Augustinus Bader products, which gives members more skincare options.

Athletic spaces use customized equipment in a calm color palette. Members can choose Pilates, cardio sessions, a pickleball match, or time in the dual-bay golf simulator. These choices help them build routines that feel enjoyable instead of rushed.

Design and Atmosphere

Designer Vicky Charles, formerly of Soho House, partnered with the Brooks sisters on the interiors. She created warm rooms with wood-paneled walls, tall windows, and curated artwork. Vintage elements, including a Steinway piano and a pink reupholstered billiards table, bring character to each space. Weekly floral arrangements by April Johnson of Flowerpsycho add a fresh sense of drama. As a result, the club feels both stylish and inviting.

A Prime Midtown Location

Moss sits close to Bryant Park, the New York Public Library, Grand Central, MoMa, and Rockefeller Center. The location places culture and convenience within easy reach. The city also plans to widen the sidewalks on Fifth Avenue, which will make the neighborhood more walkable. This development supports the founders’ vision. According to Hailey, Midtown holds a special sense of romance, and the sisters want Moss to contribute to a new era for this iconic stretch of the city. In this setting, Moss members’ club offers a calm and modern retreat that supports a full day’s rhythm, blending wellness, dining, and culture into one thoughtful destination.

Developed in partnership with Wilson, the collection spans men’s and women’s apparel, accessories, footwear, and performance equipment. The highlight of the launch includes three Kith Ivy for Wilson padel rackets offered in LT, Elite, and Pro editions. The full collection will be released September 8 exclusively on Kith.com and the Kith App.

Membership at Kith Ivy

Kith Ivy is more than a fitness club, it is a new vision for modern hospitality where sport, wellness, and culture coexist. Membership is extremely limited, making the club one of the most exclusive new destinations in New York. Annual memberships are now open for inquiry at kithivy.com.

With Kith Ivy, Ronnie Fieg and Kith are reimagining what a members club can be, creating a space that elevates both lifestyle and community at the heart of New York City.

As Tom Brady heads into his 10th Super Bowl appearance in Tampa this year, many players are already swapping their football cleats for golf shoes in the off season. And more than a few who have serious game on the gridiron do a pretty good job of bringing it on the golf course as well. Here’s our top list of NFL Players who golf.

Ben Roethlisberger

Sporting a handicap index that has dipped as low as 0.4, Ben Roethlisberger, the Pittsburgh Steeler’s two-time Super-Bowl-winning quarterback, has no doubt made more than a few of his fellow players on the golf course call out a few “audibles” of their own.

Aaron Rodgers

With a handicap hovering between 7 and 8, this Green Bay Packers QB has been keeping his “irons” in the fire in the off-season. Ranked as the best quarterback in the NFL, Rodgers was unable to close the deal for a 2017 Super Bowl appearance with his loss against the Falcons. But that hasn’t stopped him from getting out on the golf course. Look for him at the AT&T Pebble Beach Pro-Am next week.

Tom Brady

Another “A-List” football regular at the AT&T Pebble Beach National Pro-Am, New England Patriots Quarterback Tom Brady boasts and incredible four Super Bowl rings (tied on the all time list with Joe Montana and Terry Bradshaw), a $20 million-dollar mansion, and a supermodel wife. Throw his “8” handicap into the mix and now you’re talking. Recently touted by Donald Trump as having a swing like Ernie Els and the ability to hit the ball a mile, the 39-year-old Brady— who says he plans on playing football until he’s forty—may have already found his next big career.

Drew Brees

What does an MVP award for Super Bowl XLIV and a 3 handicap in golf have in common? They both belong to Drew Brees, one of the greatest passers in NFL history. Celebrating his first hole-in-one back in 2009—a 5-iron shot on a 199 Yard par 3—Brees professes a deep love of golf, a game he says he’ll never stop playing. When asked if the two sports ever overlap, Brees confessed in a Golf Magazine interview, “I try not to think about football when I play golf and I definitely don’t think about golf when I’m playing football.”

Matt Schaub

Tied with Warren Moon for the second-most passing yards in a single game in NFL history—527 yards in a 43-37 overtime victory against the Jacksonville Jaguars in 2012—Matt Schaub holds every passing record in the history of the Houston Texan’s franchise. In January 2021 he announced his retirement after 17 years in the NFL, 8 with the Falcons. Although he may not be breaking any course records in his golf shoes, his 7 handicap puts him on the list of great gridiron golfers.

Danny Woodhead

Former Los Angeles Charger is an avid golfer working his handicap down to scratch playing his home course at Omaha Country Club, and in 2020 qualified for the U.S. U.S. Amateur Four-Ball at Chambers Bay.

Carson Palmer

犀利士 A Heisman Trophy winner and #1 pick in the 2003 NFL draft, Carson Palmer has put up impressive numbers as former quarterback for the Cincinnati Bengals and the Oakland Raiders. And with a single-digit handicap, some might think that Carson is related to that other Palmer who played golf.

The golf legend Greg Norman is swinging for a sale of his longtime estate on the exclusive Jupiter Island.

He and his wife, the hospitality design expert Kirsten “Kiki” Norman, who have owned the property since 1991, have decided to list the home onto the market for a hefty $59.9 million. The compound, located at 382 S. Beach Road on Jupiter Island, is equipped with 10 bedrooms, 12 bathrooms and six half bathrooms. It also includes two pools, two wine cellars and a dock that can accommodate a yacht.

The couple originally purchased the property almost three decades ago for $5 million. Since the acquisition, Norman rebuilt the entire property including a main house, a pool house and a beach house.

Jupiter has roughly 900 residents, many of whom grace the world’s top golfers list including, World No. 1 Dustin Johnson. World No. 3 Justin Thomas. No. 6 Rory McIlroy. No. 13 Brooks Koepka and World No. 14 Daniel Berger to name a few. Then you have legends like Tiger Woods, Phil Mickleson, Rickie Fowler, Luke Donald, or Ernie Els. Plus there’s the slate of Hall of Famers, which includes Jack Nicklaus, Gary Player and Nick Price. Jupiter is, quite literally, the golf capital of the world.

Jill Hertzberg, of Coldwell Banker Realty’s The Jills Zeder Group, and Michelle Thomson, of Coldwell Banker Realty’s Thomson Team, are representing the sellers.
